Our Purchase Options Explained
Below are simple explanations of the purchase of the same villa (The Shellduck) using the two purchase options available at Oak Tree Retirement Village Yeppoon.
Standard - Share in captial gain. Exit fee applies
- An exit fee is payable when you leave the village
- The exit fee is 5% per annum for the first two years, and then 4% per annum for each consecutive year up to a maximum of 26% over 6 years
- The fee is calculated on the value of your villa when you leave - i.e. the sale price acheived on your villa.
For Example:
- Purchase for $229,500 and sell in 10 years for $410,000*
- Your exit fee is $410,000 X 26% = $106,600
- You receive $410,000 - $106,600 = $303,400 less selling costs of your villa
Premium - Pay your exit fee up front
- An exit fee (or premium) is payable when you enter the village
- The exit fee is paid as part of your ingoing contribution (purchase price). The exit fee is fixed irrespecitve of when you leave the village
- When you leave the village you receive all of the capital gain for your villa
For Example:
- Purchase for $260,000 and sell in 10 years for $410,000*
- You receive $410,000 less any selling costs and makeover of your villa.
* This price is calculated on the assumption that the value of the villa increases by an average of 6% per annum
