Our Purchase Options Explained

Below are simple explanations of the same villa (The Seagull) using the two purchases options available at Oak Tree Retirement Village Warwick.

Traditional  Offer - No Share in Capital Gain. Exit fee applies

  • An exit fee is payable when you leave the village
  • The exit fee is equal to a percentage of your ingoing contrubtion (purchase price) for each year you are in the village
  • The exit fee is calculated on your original ingoing contribution (purchase price)
  • The exit fee is 5% for the first two years and then 4% for each subsequent year up to a max of 26% over 6 years

For Example:

  • Purchase your villa for $195,000 and sell in 10 years for $402,940**
  • Your exit fee is $195,000 X 26% = $50,700
  • You receive $195,000- $50,700 = $144,300 less any selling costs and villa makeover

Standard - Share in capital gain. Exit fee applies

  • An exit fee is payable when you leave the village
  • The exit fee of 6% for the first year and then  5% per annum for each consecutive year up to a maximum of 36% over 7 years 
  • The fee is calculated on the value of your villa when you leave - i.e the sale price achieved on your villa

For Example:

  • Purchase for $225,000 and sell in 10 years for $402,940**
  • Your exit fee is $402,940 X 26% = $104,764
  • You recieve $402,940 - $104,764 = $298,175 less selling costs and villa makeover.

* Except for any refurbishment works required due to accelerated wear and deliberate damage caused by the resident
** This price is calculated on the assumption that the value of the villa increases by an average of 6% per annum
