What are the costs of buying into Oak Tree Retirement Village Skye?

Weekly Service Fee

  • All rates (including water)
  • Maintenance of common areas
  • All lawn and garden maintenance
  • Full use of village facilities
  • Village security and monitoring
  • All building and villa insurance
  • The running of the village facilities and incidentals
  • Rubbish removal

Our Purchase Options Explained

Below are simple explanations of the purchae of the same villa (The Rosella) using the two purchase options available at Oak Tree Retirement Village Skye. Note prices are by way of example only. All Oak Tree villas in Skye are individually valued and priced in accordance with the market at the time of sale.

Standard - Share in captial gain. Exit fee applies

  •  An exit fee is payable when you leave the village
  • The exit fee is 5% accured per annum up to a maximum of 40% over 8 years
  • The fee is calcualated on the value of your villa when you leave- i.e. the sale price acheived on your villa

For Example:

  • Purchase for $208,000 and sell in 10 years for $372,500**
  • Your exit fee is $327,500 X 40% = $149,000
  • You receive $372,500 - $149,000 = $223,500 less selling costs and villa makeover.

Premium - Pay your exit fee up front

  • Purchase for $245,000 and sell in 10 years for $372,500**
  • You receive $372,500 less any selling cossts and makeover of your villa

 

* Except for any refurbishment works required due to accelerated wear and deliberate damage caused by the resident
**This price is calculated on the assumption that the value of the villa increaes by an average of 6% per annum
