Our Purchase Options Explained
Below are simple explanations of the purchase of the same villa (The Silver Gull) using the purchase options available at Oak Tree Retirement Village Park Avenue. In this scenarios we assume the standard purchase price is $198,750 and the premium price is $230,000 by way of example.
Standard - Share in capital gain. Exit fee applies
- An exit fee is payable when you leave the village
- The exit fee of 5% per annum is accrued up to a maximum of 40% over 8 years
- The fee is calculated on the value of your villa when you leave - i.e. the sale price acheived on your villa
For Example:
- Purchase for $198,750 and sell in 10 years for $356,000*
- Your exit fee is $356,000 X 40% = $142,400
- You receive $356,000 - $142,400 = $213,600 less selling costs and villa makeover
*This price is calculated on the assumption that the value of the villa increases by an average of 6% per annum
