Our Purchase Options Explained

Below are simple explanations of the purchase of the same house (The Silvereye) using the three purhase options available at Oak Tree Retirement Village Kingston

Premium - Pay your exit fee up front

  • An exit fee (or premium) is payable when you enter the village
  • The exit fee is paid as part of your ingoing contribution (purchase price). The exit fee is fixed irrespective of when you leave the village
  • When you leave the village you receive all of the capital gain for your house

For Example:

  • Purchase for $349,000 and sell in 10 years for $544,417*
  • You receive $544,417 less any selling costs and makeover of your house

Standard - Share in capital gain. Exit fee applies

  •  An exit fee is payable when you leave the village
  • The exit fee is 5% accrued per annum up to a maximum of 30% over 6 years
  • The fee is calculated on the value of your house when you leave - i.e. the sale price acheived on your house

For Example:

  • Purchaes for $304,000 and sell in 10 years for $544,417*
  • Your exit fee is $544,417 X 30% = $163,325
  • You receive $544,417 - $ 163,325 = $381,092 less any selling cost and makeover of your house

Traditional - No share in capital gain. Exit fee applies

  • The exit fee is calculated on your original ingoing contribution (purchase price)
  • The exit fee is 6% for the first year and then 5% for each subsequent year up to a max of 26%

For Example:

  • Purchase for $269,500
  • Your exit fee is $269,500 X 26% = $70,070
  • You receive $269,500 - $70,070 = $199,430 less any selling costs and makeover of yoru house
