  • Maintenance of the common areas
  • All lawn and garden maintenance
  • Full use of village facilities
  • Village security and monitoring
  • All building and villa insurance
  • The running of all village facilites and incidentals
  • Rubbish removal

Our Purchase Options Explained

Below are simple explanations of the purchase of the same villa (The Bellbird) using the three purchase options available at Oak Tree Retirement Village.

Traditional  - No share in capital gain. Exit fee applies.

  • An exit fees is payable when you leave the village.
  • The exit fee is equal to a percentage of your ingoing conribution for each year you are in the village.
  • The exit fee is calculated on your original purchase price (i.e. your ingoing contribution).
  • The exit fee is 6% for the first year and then 5% for each subsequent year up to a max of 26%

For Example:

  • Purchase your villa for $169,900 and sell in 10 years for $334,000**
    Your exit fee is $169,900 X 26% = $44,174
    You receive $169,900 - $44,174 = $125,726 less any selling costs and villa makeover.

 Standard - Share in capital gain. Exit fee applies

  • An exit fee is payabe when you leave the village
  • The exit fee of 5.5% is accrued per annum up to a maximum of 38.5% over 7 years
  • The fee is calculated on the value of your villa when you leave - i.e. the sale price achieved on your villa

For Example:

  • Purchase for $186,400 and sell in 10 years for $334,000**
  • Your exit fee is $334,000 X 38.5% = $128,590
  • You receive $334,000 - $128,590 = $205,410 less selling costs and villa makeover

Premium - Pay your exit fee up front

  • An exit fee (or premium) is payable when you enter the village
  • The exit fee is paid as part of your ingoing contribution (purchase price). The exit fee is fixed irrespective of when you leave the village
  • When you leave the village you receive all of the capital gain for your villa.

For Example:

  • Purchase for $215,000 and sell in 10 years for $334,000 **
  • You receive $334,000 less selling costs and villa makeover.

* Except for any refurbishment works required due to accelerated wear and deliberate damage caused by the Resident
** This price is calculated on the assumption that the value of the villa increases by an average of 6% per annum
