
Is Oak Tree an experienced provider of Retirement Villages?
Yes. Oak Tree Group and ING Real Estate Community Living Fund Group bring years of industry experience in developing and managing accommodation for seniors. Oak Tree Retirement Villages are operating, or advancing through various stages of development, in Victoria, Queensland, New South Wales and Tasmania. Oak Tree Retirement Villages’ property portfolio is continually increasing with plans to build up to 5000 accommodation villas for seniors over the next ten-year period.
Who can become a resident of Oak Tree?
All Oak Tree residents are required to be over the age of 65 and can join us as a couple or on their own. If you are part of a couple, it is a requirement that only one partner is to be over the age of 65. It is also a requirement that you be able-bodied and of satisfactory health so you can manage your own villa. Oak Tree Retirement Villages may consider a younger person for entry if special conditions exist.

I notice that some Oak Tree Retirement Villages are built on church owned property. Does the church operate the village?
No. Some Oak Tree Retirement Villages are built on land leased from a Church. However, whilst religious and spiritual support services are provided and encouraged by way of invitations to church services, counselling and chaplaincy, the Church does not operate the Village. The village is non-denominational and does not impose regulations on entry by way of religious background or observances.
Will I/we own our villa?
No. You will enter into a Loan Licence Arrangement whereby the licence to occupy your villa is for a designated term of your choice. Please refer to the Ownership and Fees section of our website for more information on ownership of the village and what costs you will be required to pay.

What is the first step to take if I want to purchase a Villa?
Make an appointment with our Sales Consultant who will provide you with additional information and answer any further questions you may have. Operators of retirement villages are also required to provide intending residents with a Public Information Document (PID) that contains information about the facilities, fees and charges, maintenance reserve fund and capital replacement fund information, residents' rights and obligations, resale process, and village and accommodation information.
Do I need to sell my home first before entering into a contract with Oak Tree Retirement Villages?
No. If you have a house to sell, a Residence Contract with Oak Tree Retirement Villages may be signed subject to the sale of your home – we normally allow 3 months. If you do not sell your home by that date then you, or Oak Tree, may withdraw from the Residence Contract (or if both parties agree, you may be able to extend the date).

What upfront deposits are required when I sign up to purchase a villa at Oak Tree Retirement Villages?
Once you sign the Public Information Document for the Oak Tree Village you will need to pay Oak Tree Retirement Villages a $1,000 deposit. If you decide not to continue with the Resident Contract in your 14 day cooling off period, the deposit is fully refundable.
Can I have a say in the design, construction or decor of my new villa?
If you sign a Resident Agreement Contract prior to construction you can have the option of choosing from two colour design themes for your villa. You may also have the option of choosing whether you would prefer curtains or blinds, tiles or carpet throughout your living areas and whether or not you would like your patio area screened. Depending on the variations you may be able to make some changes after construction is complete. Any extra costs involved in these changes are charged to the resident.

Are pets allowed?
Yes, some small indoor pets are allowed. However, approval for each pet must be obtained from the Village Manager. Pets must be kept under control at all times and must not cause any inconvenience to other residents.
Can I have family and friends stay?
Yes. Guests are welcome to stay in your villa for a period of two weeks continuously. If your guests will be staying for a longer period of time, we require you to discuss this with the manager.
Can my grandchildren join me to use the community facilities - i.e. the pool, bowls green or Enjoyment Centre?
Yes. Providing your grandchildren are well behaved and are under adult supervision at all times they are welcome to join you to use the community facilities. Children must not cause any disturbance or inconvenience to other residents.

What happens when I go on holidays?
You can rest assured that your home and garden will be looked after and your mail is secure. However, it is advised you notify the Village Manager how long you will be away, so a close eye may be kept on your home and belongings.
What arrangements are made with my villa when I die – can I pass it on to a family member?
No. The loan/licence agreement requires your villa to be sold.
Are there any health care services available and what costs are involved?
Oak Tree Retirement Villages establish relationships with key care providers to regularly visit villages to offer a wide range of services from personal health care tailored to suit your individual needs through to wellbeing classes and government funding advice and assistance. Depending on the type of services you require there may be some costs involved or you may be eligible for a government rebate.

Are the villas furnished?
No. However, some villages may offer furniture packages for purchase.
Can I garden around my villa?
Lawn and garden maintenance is the responsibility of the Village Manager. However, if you are keen gardener, please speak to your Village Manager about helping to take care of the garden outside of your villa.
Is there 24 hour emergency assistance available?
An emergency call system can be connected to your villa at your choosing. These systems are on display at each village sales office. Ask the sales consultant about how the system works and what costs are involved.
