Our Purchase Options Explained

Below are simple explanations of the purchase of the same villa (The Whimbrel) using the three purchase options available at Oak Tree Retirement Village Boronia Heights.

Traditional - No share in capital gain. Exit fee applies.

  • An exit fee is payable when you leave the village.
  • The exit fee is equal to a percentage of your ingoing contribution for each year you are in the village.
  • The exit fee is calculated on your original purchase price (i.e. your ingoing contribution)
  • The exit fee is 6% for the first year and then 5% for each subsequent year up to a max of 26%.

For Example:

  • Purchase for $179,500 and sell in 10 years for $372,000**
    Your exit fee is $179,500 X 26%= $46,670
    You receive $179,500-$46,670=$132,830

Standard - Share in capital gain. Exit Fee applies

  • An exit fee is payable when you leave the village
  • The exit fee is 5% per annum up to a maximum of 40% over 8 years
  • The fee is calculated on the value of your villa when you leave - i.e. the sale price achieved on your villa

For Example:

  • Purchase for $207,500 and sell in 10 years for $372,000**
    Your exit fee is $372,000 X 40% = $148,800
    You recieve $372,000 - $148,800 = $223,200 less selling costs and villa makeover

Premium - Pay your exit fee up front

  • An exit fee (or premium) is payable when you enter the village
  • The exit fee is paid as part of the ingoing contribution (purchase price). The exit fee is fixed irrespective of when you leave the village
  • When you leave the village you receive all of the capital gain for your villa

For Example:

  • Purchase for $247,500 and sell in 10 years for $372,000**
    You recieve $372,000 less any selling costs and makeover of your villa 

* Except for any refurbishment works required due to accelerated wear and deliberate damage caused by the resident
** This price is calculated on the assumption that the value of the villa increases by an average of 6% per annum
